It’s time to flip things around and have a good look at the least expensive neighbourhoods in Kamloops, BC to buy real estate. There are a lot of factors that go into deciding where to live. One major factor is the cost of living and what you can afford to spend on your monthly mortgage, utilities, groceries et cetera. Below we have ranked the least expensive neighbourhoods in Kamloops according to data from Kamloops and District Real Estate Association (KADREA).
So without further ado, let’s find out which Kamloops neighbourhood has the lowest average price for all types of real estate in 2021.
What Are The Least Expensive Neighbourhoods in Kamloops?
Before I reveal the top five least expensive neighbourhoods in Kamloops, I need to preface this by stating that this statistic is a tough one to quantify. Some of the sub-areas within the Kamloops market include everything from condos to single-family homes to mobile homes and trailer parks.
If we just look at which sub-areas have the lowest-priced average sales, then we actually see a different statistic than if we looked at just residential sub-areas within the city of Kamloops. For the purpose of this article, I am just looking at residential neighbourhoods but this includes all sales types (condo’s, townhouses, mobile homes and houses).
1. Brocklehurst
The least expensive neighbourhood in Kamloops is Brocklehurst, with an average home price of $444,028.00 for everything from mobile homes to townhouses and condos to single-family homes.
If we just look at the single-family home sales price we see a number up over $540,000.00 so the average sales price in this neighbourhood is brought down by a large number of multi-family sales. This sub-area in Kamloops had the highest volume of home sales during the last 60 days.
Brocklehurst is a residential neighbourhood in the northwest part of Kamloops. This area is mainly made up of single-family homes and townhouses, with many mobile home parks along Ord Road near the airport.
2. North Kamloops
The second least expensive neighbourhood in Kamloops is North Kamloops, with an average home price of $504,621.00 for everything from mobile homes to townhouses and condos to single-family homes. There is a large mix of real estate types in the North Kamloops neighbourhood.
North Kamloops is the first entry point as you cross the Overlander Bridge from the south side of the city. It is an older and more established neighbourhood with some waterfront properties available for sale. It is within walking distance of major commercial centres.
3. Sahali
Sahali has the third-lowest prices on the list at an average of $530,808.00 on a mixture of apartments, townhouses and single-family homes. The apartments and townhouses definitely brought the average sales price down substantially for this neighbourhood. The average price for single-family homes in Sahali was $744,388.00 which shows just how much diversity there is in this market.
Sahali is one of the more established neighbourhoods in Kamloops and is located south of downtown. Sahali is a large commercial hub for businesses in Kamloops including grocery stores and banking institutions.
4. Westsyde
Westsyde comes in fourth on this list with homes averaging around $567,856.00 for a mixture of trailers, townhouses, bare land strata homes and single-family homes. Westsyde covers all types of real estate with some new developments recently finished.
Westsyde is a residential neighbourhood in Kamloops and is located north of the downtown area. It has experienced growth over the last decade due to new housing developments that have been completed, such as Westmore Place and bare land strata homes on Elston Drive. Westsyde is home to the Dunes at Kamloops Golf Club where Fairway 10 is being built with 42 modern apartments.
5. Pineview
Finally, there’s Pineview which averages about $575,571.00 for a mixture of townhouses, bare land strata homes and single-family homes. Pineview is a growing neighbourhood in the city of Kamloops with some new multi-family homes being built over the next year so I anticipate the average price in this market to drop as these less expensive homes hit the MLS.
Pineview is located southwest of downtown Kamloops on the south side of Highway 1. It is one of Kamloops neighbourhoods that has seen new development in recent years. It has single-family homes that are 15 years or newer, townhomes that are five years or newer and new townhouse products that are presently being built
