Below we have ranked the five most expensive neighbourhoods in Kamloops according to data from Kamloops and District Real Estate Association (KADREA).

The average price for a single-family detached home in the Kamloops area is $552,814.00 in September 2021.
What are the Most Expensive Neighbourhoods in Kamloops?
Before I reveal the top five most expensive neighbourhoods in Kamloops, I need to preface this by stating that this statistic is a tough one to quantify. Some of the sub-areas within the Kamloops market include everything from condos to single-family homes to large ranches and acreages.
If we just look at which sub-areas have the highest-priced average sales, then we actually see a different statistic than if we looked at just residential sub-areas within the city of Kamloops. For the purpose of this article, I am just looking at residential neighbourhoods but this includes all sales types (condo’s, townhouses and houses).
1. Barnhartvale
The most expensive neighbourhood in Kamloops is Barnhartvale, with an average home price of $816,432.00. Real estate in Barnhartvale includes a majority of single-family home sales with some larger acreages pushing prices up.
Barnhartvale is a big draw for those looking to purchase a home with acreage, as most lots are larger than half an acre, which is rare in Kamloops. However, most homes situated on large acreages make it difficult for first-time homebuyers to enter this market due to purchase price and lack of availability.
Barnhartvale has a great view of Mt Peter & Mt Paul from most locations within its boundaries and most homes are built with this view in mind. It’s a great neighbourhood for those looking to commute outside of the city as Barnhartvale is situated close to the Trans Canada Highway.
Barnhartvale is one of the most expensive neighbourhoods to live in within the city of Kamloops and has been ranked as such for many years now. In fact, most homes will sell above the asking price with multiple offers being common when properties hit the market.
2. Juniper
The second most expensive neighbourhood in Kamloops is Juniper Heights, with an average home price of $705,926.00. Real estate in Juniper includes a mixture of single-family home sales and multi-family homes. The multi-family homes are pushing the average sales price down in this neighbourhood.
Juniper is a very popular neighbourhood in Kamloops because of the elementary school and because of its close proximity to the downtown area, shopping and amenities. It is just far enough away, tucked on the hillside to feel like it is an escape from the city but close enough to not feel like you are having to commute.
Juniper Elementary School is largely the biggest draw for families in Kamloops. The school has a large community involvement and has a strong reputation. Many families move to Juniper just so that they can live in the catchment area for the elementary school.
Juniper is also known for having one of the most expansive views in Kamloops from its hillside location, offering unobstructed vistas across most of Kamloops. It is not unusual to catch wildlife such as deer grazing on the greenbelt and there are many walking trails to enjoy right out of your backyard.

3. Rayleigh
Rayleigh has the third-highest prices on the list at an average of $634,385.00 for a house. Rayleigh is a smaller market segment but the majority of single-family home sales are on some larger-sized flat lots.
It may come as a surprise to see Rayleigh on this list but most of the properties in Rayleigh are large acreages and ranches with most homes having a lot size of almost an entire acre. While Rayleigh is not very populated, most houses that do come onto the market receive multiple offers which drive prices up quite quickly.
There has been some new construction within Rayleigh in recent years as this market is most sought-after for those who want to have large, flat lots. Most homes in Rayleigh have been holding their value quite well, even when sales volumes seem low across most other markets in Kamloops.
Rayleigh is most popular amongst families who are looking to have a lot of property for their children and pets. It is most popular amongst retirees who want acreages or ranches with large flat lots but still within reasonable commuting distance from the city centre.
4. Dufferin/Southgate
Dufferin/Southgate comes in fourth on this list with homes averaging around $626,240.00. Dufferin/Southgate real estate consists of mostly single-family home sales with some newer construction selling over a million.
The neighbourhood of Dufferin/Southgate has been increasing in popularity in recent years with most homes selling above the asking price and multiple offers being very common. Kenna Cartwright Park is located in this neighbourhood which is most popular amongst families with children and those who love the outdoors.
Dufferin/Southgate has seen quite a lot of new construction in recent years which have made this neighbourhood even more appealing to most home buyers as it meets the increase in demand for single-family homes within Kamloops city limits.
Dufferin/Southgate is most popular amongst families who are looking for large homes with a lot of bedrooms and land to use as their own personal playground or for those who want the convenience of having a new construction in a well-established neighbourhood close to Kamloops amenities, shopping centres and schools.

5. Finally, there’s Tobiano which averages about $624,986.00 for a house. Real estate in Tobiano includes a combination of single-family home sales and multi-family sales. Single-family home sales are generally over a million dollars in this neighbourhood.
Tobiano is the newest neighbourhood on this list and is rapidly increasing in popularity. Tobiano has quickly become one of the most expensive neighbourhoods in the Kamloops area with its location overlooking Kamloops Lake, a stunning 18-hole golf course and marina. Tobiano real estate consists of single-family homes and multi-family townhouses that come with million-dollar amenity buildings containing a pool, hot tub and fitness centre.
Most single-family homes in this neighbourhood have very large floor plans and lots with views. Tobiano is most popular amongst families who are willing to pay top dollar for new construction in one of Kamloops most sought-after neighbourhoods. It is important to note that Tobiano is located 20 minutes west of Kamloops and doesn’t actually fall within the City of Kamloops Boundaries but rather the Thompson Nicola Regional District.

The data we have provided is based on the most expensive neighbourhoods in Kamloops but it does not paint an accurate picture of all areas in Kamloops. For example, the neighbourhood of Rosehill would most definitely have made the top five most expensive neighbourhoods in Kamloops but the statistics for Rosehill are lumped in with the neighbourhood of Valleyview.
Hidden Trails in Dufferin would also have made the top five most expensive neighbourhoods in Kamloops but again the statistics are mixed in with the neighbourhood of Dufferin/Southgate.
